A Grossberg Company LLP client based in Germantown, Maryland is seeking a Portfolio Manager. This client is a well-respected full service community management firm. Known for their integrity and professionalism, they dedicate themselves to consistently serving their customers with the highest levels of experience, knowledge, and ethics. They deliver service to their clients through their team of experienced, trained and capable managers, and their knowledgeable, capable and dedicated support staff. This client is a smallish office with a casual, friendly atmosphere.

The Community Manager's main responsibility is the management of the day to day operations of client community associations in order to meet the maintenance and operational goals as established by the Board of Directors for each client community.
 
MAJOR RESPONSIBILITIES: 
 
  1. Attend all regular, contracted Board meetings for each assigned community association.
  2. Liaison with, supervise and monitor the completion of all maintenance and repair of the common areas of the assigned client communities as necessary and consistent with each community’s policies, budget and normal practice of the trade.

  4. Coordinate, supervise and monitor all emergency work, as applicable, for each assigned client community in accordance with the provisions of the Management Agreement between the client and Management.
  5. Undertake regular weekly site visits to each assigned community’s common areas to address contractor performance, homeowner complaints and the maintenance needs of the community.
  6. Coordinate, supervise and monitor any work necessary for the assigned community to comply with any governmental orders or requirements with respect to the common areas of the community.
  7. Prepare bid specifications and solicit bids for services as directed by the Board of Directors for the assigned communities.
  8. Place orders for supplies and/or materials needed for prompt and proper maintenance of the common areas for each assigned community and as authorized by the Board of Directors.
  9. Coordinate the placement of appropriate insurance coverage for each assigned community as directed and authorized by the Board of Directors for each community.
  10. Monitor the collection of assessments and implementation of the collection policies for each assigned community as implemented by the accounting department.
  11. Review and approve all invoices for materials, supplies and services for each assigned community to insure prompt payment of all client obligations.
  12. Monitor and review all financial reports for each assigned community.  The manager will present monthly financial reports to the Board of Directors for each assigned community.
  13. Coordinate and monitor to completion, the annual audit for each assigned community.  Such audits will be performed by an independent CPA selected by the Board of Directors for each community.
  14. Be familiar with applicable county and state laws relating to community associations.
  15. Cause to be prepared, an annual budget for each assigned community in accordance with applicable laws and the Management Agreement between the client and Management.
  16. Receive and address all homeowner complaints and service requests in a timely manner and within the scope of authority assigned through the Board of Directors for each community.
  17. Place, and monitor to resolution, all insurance claims on behalf of each assigned community.
  18. Assist the Board of Directors for each assigned community with all matters related to litigation to the extent that such litigation relates to services provided by Management through the Management Agreement.
  19. Assist the Board of Directors for each assigned community in the drafting, adoption and enforcement of policies and procedures in support of the legal documents and consistent with applicable laws.
  20. Prepare and send notices of violation to homeowners found to be in violation of community legal documents or policies.  The determination of such violations will not be the responsibility of the manager when related to matters of architectural changes.
  21. Coordinate and monitor the filing of all documents, books and records for each assigned community.
  22. Develop and maintain, as needed, a “welcome” or resale package for each assigned community to comply with applicable laws.  The manager will be responsible for insuring that such packages are kept up to date and are filed, as appropriate
  23. Perform other duties as assigned by the supervisor.
 
Hours:
8:00 am to 5:00 pm Monday through Thursday
8:00 am to 12:00 pm Friday
